After more than 15 years of documenting existing conditions for hospitality projects, we’ve learned that the best model isn’t the one with the most information. It’s the one that helps people make better decisions.
When owners, architects, and contractors ask for an “accurate model,” what they’re really asking for is confidence. They want to reduce surprises during construction. They want fewer change orders. They want to know the design they’re creating is based on reliable information.
That’s a very different objective than chasing the smallest measurable tolerance.
Every additional layer of detail comes with a cost. More scanning, more modeling, larger files, and ultimately a model that’s often harder to use. At some point, the return on that investment begins to diminish.
The better question isn’t, “How accurate can this model be?”
It’s, “What problem is this model solving?”
A guest room renovation doesn’t require the same level of detail as rerouting mechanical systems through multiple floors. Replacing carpet demands different information than redesigning a commercial kitchen. Understanding that purpose should drive every decision we make, from data capture to final deliverables.
